A Home Straight home inspection is a detailed visual examination of your home
outlining the current condition of all the major systems in your home.
These include:
· Roofing - flashings, valleys, covering, chimney, gutters and downspouts
· Exterior - wall cladding, grading, walkways, decks, porches
· Foundation and Structure - crawl spaces, attics, beams, columns
· Electrical - panels, wiring, main service, grounding, switches and
receptacles
· Heating - cabinet, burner, ducting, vent connection
· Cooling - condenser, evaporator coil, refrigerant lines
· Plumbing - fixtures, supply piping, drains, water heater
· Interior - stairs, floors, walls, ceilings, doors, windows, fireplace
· Insulation and Ventilation - attic insulation, roof ventilation,
plumbing vents
· Safety - smoke alarms, GFCI's, carbon monoxide issues
A typical inspection takes approximately 3 - 4 hours depending on the size,
age, and condition of the property. It follows the Standards of Practice of
the Canadian Association of Home and Property Inspectors (CAHPI) and covers
all the main areas of the house. A detailed inspection report with photos is
provided within 24 hours.
We encourage clients to participate in the inspection so that we can better
address any of their questions and concerns. During our walk through together
we can point out and explain our findings.
Pre-Purchase Inspection
This inspection prior to purchasing includes a thorough inspection of the major
systems of the home to provide peace of mind and help you make the right decision.
It will familiarize you with each of the house systems and how they work. It
will explain the maintenance and repairs that may be required and will make
you aware of any major issues that may be present.
Pre-List Inspection
Having a Pre-List Inspection eliminates any surprises and last minute re-negotiations.
Deficiencies may be corrected before you list, if you wish. Or the problems
can be disclosed to the buyer in advance. It shows the buyer that you are proud
of your home. It can help it sell faster, and may help it to sell for more money.
Tarion New Home Warranty inspection
The Tarion New Home Warranty program provides warranty coverage for owners
of newly constructed homes. We will inspect your new home after 11 months of
occupancy so that you are able to complete and submit the Tarion Year-End Form
before the first year expiry date.
Pre-Delivery Inspection (PDI)
Our Pre-Delivery (PDI) inspection will help identify any damaged or missing
items and other deficiencies before you take possession of your newly constructed
home. We will provide you with the information needed to complete the Tarion
PDI Form.
Single Item Inspection
If there is an area of concern that you wish to have inspected, such as the
roof or the foundation, we will inspect this area at a reduced rate.
Maintenance Inspection
Our Maintenance inspection is for home owners wanting to be sure they are keeping
up with necessary maintenance so that they can keep their home looking good
for many years. This inspection includes a detailed report including photos
delivered both by email and regular mail.
